Most paving complaints — alligator cracking, birdbaths, edge failures — are subgrade problems wearing an asphalt costume. Because we self-perform grading and stone base, we control the layers under the mat, and we document compaction before the paver ever shows up.

How long does a commercial lot last?
A properly built lot on good subgrade: 20–30 years with a sealcoat/crack-fill program, 12–15 without one. That's why we push maintenance programs — it's your cheapest decade of pavement.
Sealcoat or repave?
If cracking is surface-level and the base is sound, sealcoat and crack fill. If you see alligator cracking or rutting, the base has failed and surface treatments are lipstick. We'll tell you which one you have — for free.
Do you handle permits and traffic control?
Yes. Roadway and lot work includes traffic control planning, and we coordinate inspections as part of the package.
How disruptive is it for an open business?
We phase lots so you never lose all your parking at once, stripe temporary flows, and schedule around your hours where the mix and weather allow.
