What does your lot actually need?

Property managers get told to sealcoat when the base has failed, and told to repave when the real problem is where the water goes. Pick what your pavement looks like and we will tell you straight which of the three it is.

Step One

Tap everything you see.

Pick as many as apply. Nothing is submitted until you choose to send it.

Step Two

Rough quantities, if you need them.

Measurements for a budget conversation. Quantities only — we do not publish unit prices, because sitework price depends on access, haul distance and what is under the surface.

Minimum project size

Mobilizing a paving crew, a distributor and a roller has a floor. Very small patches are usually not worth what we would have to charge, and we will tell you that on the phone rather than send a number you would not like.

Maintenance Programs

The cheapest lot is the one on a cycle.

Sealcoat and crack seal on a schedule costs a fraction of a mill-and-overlay, and it is the difference between a lot that ages and a lot that fails. We run these as standing programs for property managers and school districts.

Annual walk

We inspect, photograph and tell you what needs doing this year and what can wait. No charge for the walk.

One mobilization

Repair, seal and stripe in the same visit — one closure for your tenants, one invoice for you.

Budget ahead

You get quantities and scope early enough to put them in next year’s budget instead of reacting to a failure.
